Common questions
What is stamp duty?
Stamp duty, also called transfer or conveyance duty, is a state or territory tax paid by the buyer when property changes hands. It is calculated on the purchase price or market value, whichever is higher, and is usually due at or soon after settlement.
Can I borrow to pay stamp duty?
Stamp duty is normally paid from your own funds. Some lenders will lend above the purchase price to cover costs, but that raises your loan-to-value ratio and can trigger lenders mortgage insurance.
Do first home buyers pay stamp duty?
Most states and territories offer first home buyers an exemption or a reduced rate below certain price limits. These concessions change often and have eligibility rules, so this calculator leaves them out; check your state revenue office.
